Why Routine Furnace Maintenance Matters
Gas and electric furnaces must operate safely under sustained load during NYC winters. Without routine checks, systems accumulate dust, weaken airflow, or develop ignition delays — all of which reduce efficiency and increase risk.
Annual inspection is the minimum recommendation for any furnace in residential use.
What We Check & Service
- Burner chamber and flame pattern
- Ignitor or pilot condition (depending on model)
- Flame sensor response and calibration
- Blower motor function and belt condition
- Filter inspection and replacement (if stocked)
- Electrical terminals, contactors, and safety switches
- Limit switches and high-temp shutoff test
- Thermostat signal check
- Airflow test at vent returns and supply
Common Findings
- Delayed ignition or failed ignition
- Cracked heat exchanger (flagged for replacement)
- Reduced airflow from clogged filters or blower buildup
- Weak heating output despite proper startup
- System shuts off before reaching set temperature
When to Schedule
- Once per year, ideally early fall (Sept–Nov)
- Before tenants move in (if managing multiple units)
- After 2+ seasons with no service record
Note: We service forced-air gas furnaces, high-efficiency condensing units, and select electric baseboard systems. Oil-burning systems not included.
